Conceptual Estimating
Initial budgets are very critical to the success of a project. If the project has not been thoroughly researched in the preconstruction phase, the monetary loss to an owner can be devastating. Our conceptual estimating budgets are established based on evaluation of many factors relative to the cost of the project.
Depending on the project, the site cost typically has the largest risk associated with unknown conditions. Our site budgets address potential existing condition conflicts, relocations, local code requirements, local permitting & utility fees, earthwork requirements, paving design, utilities (new & existing), public improvements, drainage improvements, building foundation design, and more. All of these items are standard areas of investigation in our conceptual budgets. We recommend that owners have a feasibility study and geotech survey performed to assist in identifying the “Unknowns” in these areas for maximum protection.
The building budget is just as critical, but has more flexibility based on owner’s criteria. Research is conducted based on the owner’s preferences as to what type of structure, exterior finishes, interior finishes, and more. Once a budget is established, the owner then has the ability to compare different types of construction materials or finishes to fit within their cost expectations.
The complete conceptual estimating package contains a detail breakdown of all cost. In addition, we also include conceptual drawings of the site & building sketches as applicable. The standard site drawings for every budget will show the conceptual ideas for site layout, utility installation, storm drainage, site grading, and any other items that were an essential part of site cost. The building drawings are structured around the project specifics and may include interior floor plans, elevations, and specific details, all depending on the client’s requirements.
Construction Management
More often than not, it is in the best interest of the Owner to use the Construction Management concept when projects are contemplated for construction. One of the many advantages is the value obtained during the preconstruction process. Most cost issues surface during this phase and reduces the opportunity for surprises after construction has commenced.
Obviously, one of the most important assets an Owner can have is a sound budget. Utilizing conceptual drawings to formulate the major requirements of a project is just one of the tools we use to fine tune our conceptual budgets for a construction project. This allows an Owner to visualize the overall concept of the project and allows for easier communication among the Owner, the Construction Manager and the Architect when design drawings are actually started.
During the preconstruction process, we have researched the items and issues that will affect the project and have taken much of the guess work out of construction time and cost factors. The construction schedule and the budget are two tangible assets that an Owner can count on.
